How to Know the Age of Your Roof

Rusted or exposed nails, missing granules and damaged shingles are common telltale signs that the roof above your head is nearing the end of its life. If you want to determine the exact age of your roof, however, it will take more than grabbing a pair of binoculars and inspecting your roof from the ground.

  • Ask the previous owners. If you purchased your home recently, contacting the original owners might be the easiest way to find out the exact age of your roof. If they are not entirely sure, you can go by the expected lifespan based on the roofing material. For instance, asphalt shingles usually last around 20 to 22 years, while slate roofs can last anywhere from 50 to 125 years.
  • Get the building permit. The building permit should contain essential information about contracting work performed on your residence, including an application date or an issue date of the document for the roofing or re-roofing.
  • Track down the roofing company. If you know the manufacturer of the shingles or the contractor that installed the residential roofing systems, you should be able to find out the date of the roof installation through your address. This should also tell you the exact age of your current roof.
  • Get an inspection. If all else fails, let an insurance adjuster or a local roofing contractor conduct a thorough inspection of your roof. In addition to finding out the estimated age of your roof, an inspection can determine how many years your roofing system still has left as well as an estimated cost of repairs it might need.
