How Commercial Roofing Systems Are Inspected

When it comes to commercial flat roof repair and maintenance services, contractors will often tailor their approach depending on the type, style and material you have for your roof. Different roofing systems will have different requirements, but certain general guidelines are followed for all.

Standard Inspections

During a professional service visit, your contractor will typically start from the outer edges and then gradually make their way toward the center. This is true for both commercial and residential roofing systems. They often start with the base flashings, gutters and other auxiliary roofing accessories. After which, they’ll also check the points where the roof has penetrations such as vents, curb flashings, hot stacks and more. Finally, for most flat roof types, they’ll also check the seams where two roof membranes meet.

Built-Up Roofing

A layer of gravel protects the main membrane of a built-up roofing system. Inspectors will often check areas where the gravel has thinned out and exposed the vulnerable layer underneath. If there are parts of the membrane that have been exposed, they will also be checked for signs of degradation and patched up accordingly. Adhesion points will also be thoroughly inspected to ensure their strength.

Modified Bitumen Roofs

The asphalt granules are the primary UV protection layer of a modified bitumen roofing system. The inspection methods for this type of roof is generally similar to BURs, however instead of checking the gravel, your local roof repair contractors will instead check the integrity of the granules themselves. They will also address any areas where water has pooled to avoid future problems.

Single-Ply

The only vulnerable points of single-ply commercial roofing are at its seams where two or more membranes meet. Overall, the general quality of a single-ply roof rarely degrades so frequent maintenance is often not needed.
