Commercial Roof Damage and Its Common Causes

All roofs, no matter how solid they’re built, can slowly deteriorate due to several factors. This includes climate, extreme weather, and nearby foliage. These factors will always contribute to damaging our commercial and residential roofing systems, but it doesn’t hurt to be careful and prepared for the worst. Standing Water

If you see standing water on your roof, this is mostly due to clogged gutter systems or poor roofing design. In some cases, standing water is a result of a manufacturer failing to consider the roof’s slope, but it can also be just a clogged HVAC unit. Nonetheless, this must be addressed immediately or else the standing water can cause the roofing materials to deteriorate and eventually cause leaks.

Penetration and Leak Issues

It’s possible for new penetrations to be made on your commercial roof even during maintenance checks. These scrapes and cuts can cause leaks, and can also lead to voiding of maintenance warranties in some cases. Roof leaks are also one of the most common problems for commercial roofs, and in over 90% of cases, these are caused by faulty flashing installation. 

Flashing is installed on walls, curbs and around protruding objects, and is especially effective if properly installed by a commercial flat roof repair and replacement contractor who has the necessary experience. However, some manufacturers often fail to account for the roof’s expansion and contraction due to the unpredictable elements. And don’t forget to check the pitch pan, as it could also be compromised. These are used as sealants around a pipe coming through a roof, so there’s a chance it’s not properly sealed if it gets damaged or it was poorly installed.

Wind Issues

Wind causes a number of problems for roofing products that aren’t properly installed or maintained. Flashing can be a big issue especially if the pressure from wind combines with the internal air pressure from the poorly installed material, and causes what’s called wind uplift. Wind uplift can damage the seams and membrane if the issue wasn’t immediately spotted and addressed. High winds and heavy rain can also blow off chimney caps and vents, allowing the water to leak through.
